Specialist Disability Accommodation (SDA) is a NDIS initiative designed to provide housing solutions for individuals with extreme functional impairment or very high support needs. SDA aims to foster more independent living and improved support service delivery through accessible and well-designed housing. SDA Design Standards and Categories
The SDA Design Standard sets out detailed design requirements for new SDA constructions, ensuring clarity, compliance, and quality across four categories: Improved Liveability, Robust, Fully Accessible, and High Physical Support. These categories cater to varying levels of needs, providing high-quality housing models that align with participant preferences and requirements.
Funding Structure and Contributions
SDA funding primarily covers the construction and maintenance costs of these specialized accommodations, with payments made directly to SDA providers. Participants are responsible for their rent and day-to-day living expenses, such as utilities, ensuring a sustainable model for the provision of long-term, high-quality housing.
Enrolment Process and Compliance
To be enrolled under the NDIS, SDA dwellings must comply with specific criteria and undergo certification by accredited SDA assessors. This process verifies that the dwelling meets the SDA Design Standard and adheres to all relevant building codes and regulations. The enrolment process includes various evidence types, such as certification of occupancy/completion and, where necessary, Livable Housing Australia certification, to demonstrate compliance with the required design categories.
